RENTAL TERMS FOR SEASONAL CAMPERS

Terms and conditions specifically for seasonal campers

§1 Purpose
To ensure an understanding of the rights and obligations as a tenant of a seasonal pitch at Rosenvold Strand Camping.

§2 The rental agreement includes
A pitch entitles a named family and children under 18 to set up a caravan with an awning with a fixed base, and a storage tent.
The agreement provides access to the fenced area, toilets, bathing facilities, playground, ball courts, and the beach areas belonging to Rosenvold Strand Camping.

§3 Conditions for the right of tenancy
That the tenant agrees to comply with the Camping Regulations regarding the unit’s setup.
That Rosenvold Strand Camping’s guidelines on obligations, rights and consideration are read and followed.
That the tenant must be of legal age and free of debt to the lessor.
That the tenant and their guests comply with the rules and guidelines for the campsite, beach, road and forest areas at Rosenvold.
That the tenant and their guests and visitors are positive, welcoming and constructive in their behaviour towards owners and users of the rest of the area, Rosenvold Strand Camping, and these grounds and facilities.

§4 Term and termination of the lease
The rental agreement runs for one year at a time. The right of tenancy lapses if it is not actively used.
Subletting may only take place with prior registration at reception. This applies to everyone other than those defined as part of the household.
If you want the same pitch the following year, it must be rebooked no later than 1 September, and if you cancel the booking it must be deregistered no later than 30 November.
The right of tenancy lapses immediately in the event of breach of the conditions for obtaining the right of tenancy. Normally, 1 written warning/request is given before the right of tenancy is lost.
If the right of tenancy is lost as a result of breach of the conditions for obtaining the right of tenancy, no financial compensation is given.
Unless otherwise agreed, the pitch must be cleared at the end of the season. The lessor is not responsible for any items left behind – including caravans/tents – and they will be removed at the tenant’s expense.
The rental agreement is furthermore conditional on the lease agreement between Rosenvold Manor and Eiler Rantzau’s direct heirs being in force.

§5 Force majeure
Neither party is liable for a breach caused by circumstances that, at the time the agreement was entered into,
should not reasonably have been foreseen, including strike, lockout, epidemic/pandemic or other
circumstances that, under Danish law, are considered force majeure.

RENTAL TERMS FOR SEASONAL PITCHES:
Welcome to Rosenvold Strand Camping. We hope your stay here will be satisfactory. This information has been prepared to avoid any doubt for our campers, and will therefore help you get the best out of your stay here.

PAYMENT TERMS:
For your seasonal pitch booking to be binding, a deposit must be paid when booking the pitch. If you already have a pitch and want the same pitch for the following season, a reservation fee must be paid no later than departure or 1 September. The reservation fee is DKK 1,500; the amount is deducted at the start of the season. The reservation fee is not refunded if the pitch is cancelled and not used. The reservation fee and pitch fee are incl. VAT. The pitch fee is charged in advance and must be paid by the stated date and no later than the official start of the season, unless another agreement has been made. A fee will be charged for late payment. In the event of non-payment or late payment, we reserve the right to rent the pitch to someone else.

Refund of the pitch fee: If payment for the pitch is cancelled, the amount will not be refunded if the season has started. Likewise, a full-season pitch cannot be changed to a spring pitch in order to obtain a refund. Before the season starts, 50% of the total pitch fee can be refunded minus an administration fee of DKK 500.

REGISTRATION OF CARAVANS:
According to the camping regulations, all caravans placed on the campsite must be identifiable. The caravans must either be registered in accordance with Danish or foreign traffic legislation (i.e. a caravan must legally be able to be hitched to a vehicle and legally driven from one campsite to another in the home country), or they must be registered with an ID no. (the green plate). The ID plate with a valid year sticker must be placed either at the rear of the caravan where the licence plate is normally placed, or in the window facing the road. ID plates and year stickers can be purchased at reception.

PITCHES and DISTANCE RULES:
In accordance with the fire regulations’ 3-metre rule, caravans, tents, including storage tents, etc. must be set up so they do not limit the neighbour’s setup options. Therefore, 1.5 m to all boundaries must be observed. If a caravan, tent or other equipment is placed closer than 1.5 m to a boundary, it must be moved.

It is permitted to set up one caravan, one awning and, if applicable, one tool/storage tent per pitch. Flagpoles, antennas and similar are not permitted anywhere else than permanently mounted on the caravan.

Fences and gates: It is not permitted to set up fixed fences/iron gates with spikes, or to lay patio/slab areas, artificial grass or fibretex outside the tent. If you have a dog, a dog fence may be set up. If you have a dog fence, it must be moved at regular intervals so the grass underneath can be cut. Vegetable gardens and ornamental gardens may not be established, and planting flowers and similar is not allowed. A small number of movable plant pots may be placed right next to the caravan.

Windbreaks: A maximum of 2 windbreaks per unit (single-colour). If windbreaks are used permanently, the distance rules must be met. If water pipes are used for windbreaks, they must not be pushed more than 20 cm into the ground out of consideration for supply water pipes and electrical cables. Fixed floors must be covered by the tent. Terraces, fences or similar may not be built. Campers must always comply with the Camping Regulations. Tidying/maintaining the area around your caravan is the tenant’s responsibility. Keep the pitch neat and tidy. If the space under the caravan is used for storage, skirting must be fitted, as it must not be visible. Cut grass and edges at reasonable intervals, approx. every 2 weeks. If this point is neglected, the campsite will carry out the work and charge a fee of DKK 75 per time.

It is not permitted to use Roundup or any other type of weed killer. Grass and hedge waste must be taken to the area at the back of the campsite behind pitches 352 and 329. All pruning, trimming and digging on the campsite beyond normal hedge cutting and lawn mowing may only take place by agreement with the campsite manager.
The caravan and awning must be kept neat, clean and free of algae. The pitch around the caravan must likewise be kept neat and tidy.

The seasonal pitch must be in use no later than 1 month after the start of the lease. If you leave the pitch before the end of the season and do not actively use it and maintain it, your right to the pitch lapses. NOTE: If you choose to sell your caravan during the season, the caravan must not be sold including the pitch. The pitch rental is personal and belongs to the household stated on the booking.

END OF SEASON:
The pitch must be in order when you leave after the end of the season. If a floor is left behind, it must be covered with a tarpaulin or painted with a fully covering Umbra green paint. Everything other than the floor MUST be removed and must NOT be stored under a tarpaulin.
Spring pitches must be left ready for new guests.

A wooden floor that is no longer to be used, for whatever reason, must be disposed of by the tenant, at their own expense.

PARKING OF CARS AND DRIVING ON SITE:
Your car must be parked fully on your own pitch and you are entitled to overnight parking at the entrance between 21:00 and 7:00 IF THERE IS NO ROOM FOR THE CAR ON THE PITCH UNIT, PARKING MUST TAKE PLACE IN THE GUEST PARKING AREA BY THE HARBOUR.
It is not allowed to park your car on an unused pitch unit, as it greatly inconveniences the tourists we send there, believing it to be an available pitch.
REMEMBER: exercise is healthy. Save driving to the toilet buildings and the shop (it’s good for the environment) and instead take your bike or use your legs (it’s good for your health). Therefore, driving on the site must be kept to the absolute minimum and always take place at walking pace. MAX 10 KM/H. Driving is allowed between 7:00 and 22:00 out of consideration for your fellow campers.

The barrier is closed between 23:00 and 7:00. If you need to leave due to illness, call 21 42 52 42 / 61 38 83 00. In case of serious acute illness or if an ambulance needs access to the site, contact us by phone on 21 42 52 42 / 61 38 83 00. (If you need to go to work early, you must still park the car outside the barrier at night in the overnight parking area.)

RESIDENCE:
The pitch may be used on weekdays, weekends and during holidays and public holidays; however, you may not have permanent residence at the campsite—you must have another registered address (civil registration address). You are welcome to redirect your mail to the campsite’s address. You are responsible for checking at regular intervals whether any mail has arrived.

GUESTS:
As a seasonal camper, you are entitled to receive day visitors upon payment of a guest ticket. As a guest, you have access to the entire campsite. You take full responsibility for informing them of the campsite rules. You must be present yourself when your guests visit the campsite as day visitors.
You must NOT let guests into the site in their car or lend them your barrier card. Guests must park by the harbour and leave the site quietly no later than 22:30; after that time, the guest will be considered a camper and you must pay the standard overnight fee for the guest.

Guests must NOT drive onto the site in their own car. Please tell your guests this and guide them before the visit about parking options. If you are visited by guests with reduced mobility or guests with a lot of luggage, you should pick them/it up yourself at reception or the car park by the harbour.

OVERNIGHT GUESTS:
You are allowed to lend your caravan out or have overnight guests. All overnight guests must check in at reception and a per-person fee is charged per night. They must use their own barrier card. Please notify reception in advance of the stay. If the reception is closed due to short-notice overnight stays, please send an SMS about this to the number 21 42 52 42. Provide a brief description and stop by reception the next day.

PETS:
Dogs are welcome, but must be kept on a short lead on the site. If an “accident” happens, the dog’s droppings must be removed immediately. For the same reason, we request that dogs are walked by adults and not by small children. Do not leave your dog alone in the awning/caravan/dog enclosure—and remember that a barking and/or loose dog is a major nuisance to nearby guests. Dogs must be on a lead at all times throughout the campsite area, on the beach and in the surrounding forest areas (even when you can no longer see the campsite). This is Danish law between 1 April and 1 October. There must never be dog food and treats in your awning. It attracts pests.

Remember, it is your duty to clean up after your dog.

ELECTRICITY METER:
It is the tenant’s responsibility to check the meter regularly, so read your consumption from time to time and keep an eye on whether you need to purchase an extra electricity package. In case of meter failure, the campsite will estimate consumption. In case of faults, contact the campsite manager immediately so we can fix the issue. We recommend disconnecting the power cable with meter from the post every time you leave the pitch for more than a day, due to the risk of fire and/or short circuit. All electricity meters have their own serial number. No power cable may go directly into the post without a meter in front. It is the tenant’s responsibility to check that there is power. The campsite cannot be held responsible for lack of power for shorter or longer periods.

LOW SEASONS:
In the low seasons, reception may have limited opening hours, so please respect this and plan your errands according to opening hours. In urgent cases, we are of course always available and happy to help. Please call 21425242/61388300 for urgent assistance. The shop may also have limited opening hours. Opening hours can be seen on the doors or ask at reception. Facilities may also be reduced, e.g. bouncy cushions may be deflated, some toilet rooms may be closed, etc.

CLEANING:
During the school summer holidays, cleaning will take place at specific times. Please respect this and use the toilets behind building C or the toilets in another building. During the rest of the season, there will be no set cleaning times, so please use another service building.

CONTAINERS:
The large blue container may ONLY be used for regular kitchen waste. Black garbage bags must not be used.
Bottles, beer and soft drink cans and glass must go in the bottle and can container.
Newspapers and cardboard must be placed in the cardboard container.
OTHER WASTE AND BULKY WASTE (grills, chairs, carpets, floors, etc.) must be disposed of by yourself, at your own expense.
No grass/hedge waste in the containers.

PLAY AND BALL GAMES:
The campsite has its own playground and ball court. Help your children/grandchildren find the places where playing and ball games are allowed. Ball games must not take place between tents and caravans. The bouncy cushion must not be used in rainy weather and if it is not fully inflated.

BIRDS AND GOATS:
Birds and goats live at the campsite. The goats must not be fed unless you have been given permission, as they can become ill and, in the worst case, die if they get too much feed. We make sure to feed and care for them every day. If you notice anything wrong with the animals, please let us know immediately. It is allowed to enter the goats’ enclosure, but it is not permitted to climb on top of the pens and wooden planks that the goats walk on. Please remember that all entry and movement inside the enclosure is at your own risk. Please make sure that children/grandchildren do not run around near the goats. It makes the goats feel unsafe. In high season and periods with many people on site, access to the goats will be limited.

BOAT:
If you want to use the slipway as a seasonal camper, you must be a member of the Dinghy Club and obtain your own key for the barrier. Alternatively, you can pay for access to the harbour’s slipway. Contact the harbour directly.

WINTER STORAGE:
Winter storage is available for a fee. Winter storage must be reported and paid for at reception before the end of the season. When leaving the pitch for the winter, all loose parts must be removed. If winter storage has not been booked, the pitch must be cleared when the lease ends. The pitch must appear as upon arrival, i.e. the grass must be cut and everything must be removed. The lessor is not responsible for any items left behind – including caravans/tents. Left items will be removed at the tenant’s expense.

You are always welcome to come to the campsite during the winter months to check on the caravan, but you must keep your car/moped outside the site even if the barrier is open. Always be aware as we may be working on the site. Winter storage runs from the end of the season until the start of the next season. The caravan can usually remain on the same pitch you have booked if it is placed in one of the designated areas of the site approved for winter storage. Winter storage of caravans is only for campers who have paid a deposit for the following season. Keep an eye on your caravan in case of extreme weather conditions, such as storms and high water levels.

Any towing of the caravan carried out by the campsite manager or their staff is at the tenant’s/owner’s own risk; any damage must always be reported and covered by the tenant’s/owner’s own insurance.

Remember that all buildings, communal areas and rental units at the campsite are non-smoking.

GDPR:
We do not disclose information regarding phone numbers, email addresses or similar due to the General Data Protection Regulation (GDPR). Please make sure you provide this information yourself to anyone who may need it.

We may be forced to expel campers if the rules are not complied with.

We wish you a pleasant stay

Kind regards
Karen and Brian
